Typical turnaround time for an appraisal is 3-5 business days.

Fees can range anywhere from $300 to over $1000, but typically fall in the $400-450 range. Acreage, high value, and waterfront property is on a fee quote basis due to variables involved in the appraisal.

Currently, we accept both cash and personal checks.

If an appraisal is cancelled prior to any work being done, there is no charge. If the property inspection has been completed but no further valuation work has been done, the fee will be $100-200 (depending on location and size of dwelling.) If the inspection has been done and valuation work is in progress or complete, the full payment will be required.

Upon completion of a full appraisal, the report will contain:

• Subject property description.
• Contract information, if a purchase. 
• Neighborhood description.
• Site information.
• Improvements (details of the property.)
• Sales comparison approach(minimum 3 closed sales adjusted for differences which at its conclusion will have a range of value which the appraised value typically falls).
• Location map.
• Building sketch.
• Photos of the subject property, as well as comparable sales.
• Copy of appraisal license and E&O Insurance.
